Factories and Warehouses

Office blocks, canteens, control rooms and frontages for industrial plants and warehouses, planned around production.

Factories and warehouses run on schedules. An office block that cannot be used for three weeks, a canteen that is closed in the middle of a shift, a dusty site next to a production line: each costs the plant money. We plan interior and facade work around production, so that the new office, canteen or frontage is ready when it is needed and the line keeps running.

What plants usually need

Need Typical scope
Administrative office Partitions, ceilings, flooring, glazing, doors, blinds and finishes for a new or refurbished office block
Quality control and lab rooms Easy-to-clean partitions, ceilings and floors, glazed inspection windows
Control and supervisor rooms Glazed cabins overlooking the shop floor, with good visibility and controlled noise
Canteen and break rooms Durable, washable floors, ceilings and partitions, and good ventilation access
Reception and visitor areas A clean, professional frontage and lobby, with cladding and glazing
Mezzanine and shed offices Partitions and finishes inside a structure designed by an engineer
Frontage and facade ACP cladding, glazing and signage bands to refresh the face of the building
Maintenance Scheduled upkeep of the above, with fast response to faults

How we work in an operating plant

Planning around production. We ask for the shutdown calendar, shift timings and any no-go periods, and we plan noisy, dusty or heavy work to fit. Where work must be done during operation, we separate the area with barriers and agree access routes for people and materials.

Safety. We follow the plant's safety rules: induction, protective equipment, work permits, hot-work control, work at height and lockout where relevant. We keep workers, tools and materials inside the agreed area and keep walkways clear.

Paperwork. Plants often need workers' details, insurance, gate passes and a named supervisor. We prepare them before we mobilise.

Dust and noise. Dust affects people and sometimes products. We cover floors and equipment, cut and drill in controlled zones and clean daily.

Materials. We bring materials in planned batches, store them securely and remove waste on schedule.

Factory-specific design points

  • Impact. Forklifts, pallet jacks and trolleys damage lower parts of walls and partitions. Use impact-resistant lower panels or protective rails near traffic.
  • Dust and cleanliness. Choose finishes that can be wiped, and seal joints where dust is a problem. Cleanrooms and controlled environments are specialist work and need an expert design.
  • Heat and humidity. Some areas are hot, humid or corrosive. Finish and material choice should reflect this, including aluminium finish and sealants.
  • Noise. Offices next to a noisy shop floor benefit from thicker or laminated glass, sealed perimeters and acoustic ceiling tiles.
  • Daylight and visibility. Glazed partitions bring light into internal offices and let supervisors see the floor.
  • Fire safety. Escape routes, fire doors, sprinklers and detectors must stay compliant. Fire-rated partitions and ceilings need tested systems. Follow the plant's fire design and local rules.
  • Future change. Offices change as teams grow. Framed partitions are easier to move than masonry. See aluminium partitions vs brick walls for factory offices.

A typical office block project

  1. Brief and site visit. Number of people, rooms needed, equipment and finishes.
  2. Layout and drawings for approval, including partitions, ceiling plan and finishes.
  3. Mobilisation and induction.
  4. Civil and making-good work, then services first-fix by your electrician and AC contractor.
  5. Partition and ceiling framing, inspection of services, boarding and glazing.
  6. Flooring and painting.
  7. Doors, blinds and fittings, cleaning and snagging.
  8. Handover with a maintenance plan.

What we need from you

  • A named contact and access arrangements.
  • The plant's safety, permit and gate-pass requirements.
  • The shutdown calendar and any restricted areas.
  • Existing drawings, or permission for us to measure.
  • Decisions on finishes, glass and colours in good time.

Facade and frontage

A plant's frontage speaks to visitors, auditors and customers. We refresh frontages with ACP cladding, glazing and louvres, with attention to fire performance, drainage and access. See ACP and facade cladding and choosing ACP cladding for a factory facade.

Keeping it in good order

Industrial buildings take a beating. A maintenance plan covers hardware, sealant, glazing, ceilings, floors and cladding on a schedule. See maintenance contracts and what to inspect on a facade.

Questions

Factories and Warehouses: common questions

Can you work while the plant is running?
Often yes. We separate the work area, agree access routes and hours, control dust and noise, and schedule disruptive tasks for shutdowns, nights or weekends. We ask each plant for its calendar before we plan.
What paperwork do you need to start work in a factory?
Plants usually ask for gate passes, safety induction, workmen's details and insurance. We prepare these in advance, and we follow the plant's own safety rules, permits and hot-work controls.
Is an aluminium partition suitable inside a factory?
For offices, cabins, QC rooms and control rooms, yes. Near forklifts, dust, vibration or heat, the construction and glass need extra care. Our guide on aluminium partitions and brick walls explains the choice.
Can you build a mezzanine office?
We can fit out a mezzanine office with partitions, ceilings, flooring and glazing. The mezzanine structure and its load capacity need a structural engineer's design.
Do you maintain what you build?
Yes. A maintenance contract covers scheduled inspection and repair of glazing, partitions, ceilings, cladding and flooring.
